They rent a house off-campus and begin hosting wild parties, attracting a mix of misfit students, losers, and even retirees. Their plan goes awry when the dean, Pritchard (Jeremy Piven), gets wind of their activities and threatens to shut them down. Meanwhile, Mitch develops feelings for his neighbor, Nicole (Ellen Pompeo), but Frank tries to sabotage their relationship by pursuing her himself. The friends also clash with a rival fraternity over a sex doll named 'Beta' and get into a series of escalating pranks and confrontations.
